House Rules/General Info

  1. A deposit of 40% is required on reservation. This is refundable, see cancellation policy below.
  2. Adult bookings only. Children under the age of 15 not accepted
  3. By law we need to see a passport for the guest who made the booking (at some point during your stay)
  4. We request that guests refrain from playing music that may disturb other guests
  5. No smoking in rooms
  6. Pets only considered in Superior Villa (Casa da Borboleta) subject to breed and noise potential. Must be confirmed on reservation.
  7. We are not responsible for damage or loss of personal belongings.
  8. Damage will be charged (wine stains, burns, cuts, among others) that the guest may cause during their stay.
  9. We reserve the right of admission and permanence
  10. We are not responsible for personal injuries caused inside or outside our facilities' installation, during the stay or transit in our facilities.
  11. Furthermore, we are not responsible for any situation caused in tours or walks outside our facilities
  12. We don't offer room service but will change towels on reasonable request and bedding on longer stays or on reasonable request
  13. Please refer to the honour bar tariff and leave cash in your room for any drinks or coffee pods taken
  14. House keys can be left in your room on departure (there are no other departure requirements)
  15. To conserve energy please switch off air conditioning when rooms unoccupied
  16. We don't have a reception at Monte Borboleta. Your host, Mia, will greet you at a prearranged arrival time,  preferably between 3-4pm

Cancellation Policy

Please read our cancellation policy carefully, as it is not common for us to make an exceptions. In order to avoid any misunderstandings, we would appreciate your paying attention to the following:


  • Our standard rate requires a 40% deposit on reservation.
  • The deposit will be refunded if the guest needs to cancel - and gives due notice - up to 30 days before arrival date
  • At 30 days prior to arrival the second/final payment will be due/taken. After this date there is no option for a refund
  • If the guest arrives and decides to leave early, the paid nights will not be refundable.
  • In case the guest simply does not show up (and does not cancel in advance), the total price of the reservation will be charged and this will be non-refundable.
